Permits have been filed for a 12-story, class-A office building at 322 Seventh Avenue in Chelsea, Manhattan. Located on the northwest corner of 28th Street and Seventh Avenue, the lot is steps away from the 28th Street subway station, serviced by the 1 train. It is also directly opposite the Fashion Institute of Technology. Michael Kirchmann and Alan Rudikoff of GDSNY is developing the project.
The proposed 164-foot-tall development will yield 105,000 square feet. The concrete-based structure will have 13.5-foot to 15-foot floor-to-floor heights for office space and 20-foot, 3-inch ceilings for retail, and 135 linear feet of glass per floor. The building will target LEED Silver certification and feature CO2 monitoring, natural lighting, and landscaped outdoor terraces for tenants. Other amenities will include a 24-hour concierge, bike storage, and a restaurant.

Demolition permits were filed in December 2018 for the three-story building currently on the lot. Completion is expected in 2021.
